Proposed Condo Development at the Jenkins Metal Site (716 Edgewood)

 We have received notice that a developer, Thrive Homes, is proposing to build a condo complex on the Jenkins Metals site, which extends from Edgewood Ave. along the east side of Krog all the way to the Krog Street Market.  The developer has reserved the Trolley Barn for September 27 at 6:30.  They plan to present their plans for anyone who is interested and to receive neighborhood input.  This is not an official immediate neighbors meeting or full neighborhood meeting.  There will be no vote.  The session is purely for the developer to share their plans and receive comments.  

The development will require the parcel to be re-zoned from commercial (its current designation) to residential.   This means there will be an opportunity to vote down the road.  The site plan and application for re-zoning are posted on the Inman Park website. Here is a summary of last night's IPNA meeting at the Trolley Barn: 

Police Report: Police remind residents to call 9-1-1 first if there is an issue to report. Police say they notice a reduction in crime in the neighborhood. They say that robbery clean-up rates are in the 30% which is above the national average. 

Vagrancy and drug use in Little Five Points was discussed. Police say they continue to work on the issue.

Road Closure Announcement

  • Letter from Rockline Pipeline and City of Atlanta announcing the closure of Waverly Way between Edgewood and Euclid from August 16 for approximately two weeks. 
  • The Department of Watershed Management will perform emergency repairs along Waverly Way NE, resulting in a temporary road closure to through traffic between Euclid Avenue NE and Edgewood Avenue NE. Construction is scheduled to begin August 16 and last approximately two weeks.

    Signs will be posted to guide motorists around the construction zone. If you park your vehicle on the street, it may be necessary for you to find alternative parking while this work takes place. Residents will have access to their homes at all times during the road closure.

    Detour is as follows: from Waverly Way NE onto Edgewood Avenue NE to Elizabeth Street NE, then Euclid Avenue NE and back onto Waverly Way NE.

Public Meeting-Little Five Points Redesign

Do you love Bass Field? Do you love Little Five Points? Villa de Grip Meeting 8.3.17

Neighbors came out to hear more about the Villa de Grip proposed plan and zoning change Thursday night at Regina Brewer's home. Brewer hosted an informal meeting with architect, Cooper Pierce, to give neighbors an opportunity to hear about the project before it goes to a vote at this month's IPNA meeting. Neighbors were vocal about the high volume of new traffic they say the development would create, along with increased danger to pedestrians trying to cross North Highland at Elizabeth. Neighbors also expressed concerns about people turning into the would-be parking garage from N. Highland, an entrance that would be roughly 35-feet from the stop sign at N. Highland and Elizabeth. Residents said that N. Highland is always backed up to Caramel St. at night and the new development would only further back up the already strained intersection. 

Pierce said the owners would be open to a traffic study but doubted a light would much of a difference as the traffic problems go deeper and fall under the city's purview. In response to the neighbors concerns over the massive scale of the development, Pierce opened the floor to suggesstions from residents on what would be acceptable. Pierce said is neighbors have ideas they could email him at [email protected]

At the upcoming August IPNA meeting, neighbors are scheduled to vote on two seperate issues in regards to the Villa de Grip property. First will be  a vote on whether or not to combine the two lots purchased seperately into one. Second, will be to vote on whether or not to change the zoning of the building from RG-1 (multifamily residential) to C-1 (commercial).

Vila De Grip Redevelopment Proposed

Major Development Proposed at 320 N. Highland
The owners of the parcel located at 320 N. Highland, the building known as Villa de Grip, have proposed a major development.  In addition to renovating the existing building, the owners plan to add two new buildings to the site.  Under the plans, the existing Villa de Grip building would be renovated to house a 5,000+ square foot restaurant on the ground floor and to provide 5,000+ square feet of office space on the second floor.  A second, three-story building would be built with another restaurant on the first floor and office space on the two upper floors.  Finally, an additional building would be constructed with a three-level parking deck and two additional floors of office space above.  In order to facilitate this development, the owners have filed an application requesting the City to rezone the parcel as commercial (C-1) instead of it present zoning classification as residential (RG-1).  In total, the proposed project would yield over 8,000 sq. ft. of restaurant space and over 34,000 sq. ft. of office space plus 135 parking spots.
The architect for the project, Cooper Pierce, will present the proposal for a vote at the next IPNA meeting in August.  In order to facilitate our consideration of the proposal, we are posting the site plan and proposed elevations as well as the application and a chart, provided to us by the architects, that compares the existing zoning classification with the proposed reclassification.

July IPNA Meeting Highlights

Regan Hammond gave updates on Renew Atlanta and the plans for 3 upcoming projects: Euclid and Edgewood, Krog St and Lake Ave and N. Highland from Alaska to Elizabeth St. Full plan details will be available at Inmanpark.org.

Little 5 Pts Halloween Parade Permit approved. parade will be on October 21, 2017. 

Anna Foote from the Atlanta Commercial Improvement District came to discuss Findley Plaza and Bass Fields. Residents strongly voiced their desire to maintain Bass Fields as green space where kids can play instead of developing the land into a parking deck or other structure. IPNA Pres Neil Kinkopf expressed the IPNA's desire to have a neighborhood rep become part of the the CID's process.

The plan addresses housing, mobility/accessibility, services/information, and social engagement. For each principle, the plan describes existing conditions and identifies goals and policies that will guide the development of the Lifelong projects the neighborhood undertakes.

Little Five Arts Alive

Little Five Arts Alive Returns to Bring
Art & Community Development to Little Five Points

Building upon the success of the 2016 program, Little Five Arts Alive, a free weekly series of outdoor arts events, returns to the heart of Little Five Points!    Arts will enliven Findley and Davis Plazas (at the corner of Euclid and Moreland Avenues) every Saturday and Sunday from 5pm-8pm beginning April 22nd and running through November 5th.

This year’s programming will again highlight a wide variety of artists -- music, dance, theatre, visual arts, crafts, circus, performance art and more.    We are mixing it up with lots of surprises for our Little Five Points neighbors and visitors, including chances to be both spectators and participants.   You might listen to a great band or duet,  try your hand at a graffiti wall or chalk sidewalk art, or get an impromptu salsa lesson.   New this year, you can sit, watch, nosh and sip at tables on Findley Plaza with food and drink service provided by The Porter Beer Bar, 4-9pm on Saturday and Sunday.    And the plazas are getting a facelift with some new plantings and yarn bombing through a beautification project courtesy of a Little Five Alive, a community organization made up of neighborhood representatives and members of the L5P Business Association. 

Each month, we will feature one Spotlight Weekend with a theme that our artists and partners will use as their jumping off point.  On the second Sunday of each month, Little Five Arts Alive will provide local artists the opportunity to sell their work through a curated creative Little Five Arts Alive Artist Market.

Hayrides! Hot dogs! Prizes! And COSTUMES... The Caterpillar Ball has it all! This Ball is for children of all ages with prizes, crafts, face painting and hayrides!

Goodbye to Suicide Lane

Say Goodbye to Suicide Lane on Dekalb Avenue

Dekalb avenue is getting an overhaul, thanks to the Renew Atlanta bond referendum voters approved two years ago. The city held a second public meeting about the roadway on March 30th to present ideas designers came up with after getting input from residents.

The result was a list of options for the road and its intersections ranging from roundabouts and advanced traffic signaling to just two lanes with buffers, bike lanes and turn lanes. Those at the meeting were presented with the various designs and asked to vote on their favorite in a non-binding online poll.

None of the options included the so called “suicide lane”, the reversible lane that switches direction with rush hour traffic.

IPNA SIDEWALK IMPROVEMENT PLAN – A WALKABLE INMAN PARK INITIATIVE

IPNA is stepping up so that you can step out with confidence. You probably have noticed the new sidewalks improving streetscapes throughout Inman Park due to the dedication of our Sidewalk Committee. Thanks to increased IPNA budget allocations and Festival Beer tips, approximately 60K will be spent replace crumbling neighborhood sidewalks during 2017.

The Inman Park Sidewalk Committee was formed in late 2001 to salvage our deteriorating sidewalks by offering subsidies to Inman Park neighbors since the City of Atlanta requires homeowners to maintain their own sidewalks. To date, this committee has managed replacement of over 150 individual sidewalks and five community sidewalks throughout the neighborhood. This year the Sidewalk committee, with support from the Lifelong Inman Park committee, has carefully crafted a three-year implementation plan that addresses:

  1. Need indicated by sidewalk surveys conducted during 2013 and 2016
  2. Development of subsidy program participation criteria 
  3. Preservation of trees based upon Tree Watch and arborist report obtained early 2017
  4. Maximization of available funding from IPNA budget and Festival Beer tips
  5. Collaboration with city officials to maintain park area sidewalks and improve the sidewalk permitting processes
  6. Expansion of subsidy to include not only individual homeowners but also target streets posing greatest risk
  7. Development of subsidy program participation criteria

The first year of the plan (2017) subsidizes two groups of homeowners:
A).   Individual homeowner applicants to the IPNA Subsidy Program. The standard subsidy is 50%, but two (2) contiguous neighbors receive a 55% subsidy, and three (3) or more contiguous neighbors receive a 60% subsidy. The application process for the IPNA Subsidy Program is explained below. Eight (8) applicants are moving forward with replacement during 2017.
